How much does it cost?

The only cost associated with CitySwitch is the cost of undertaking an annual NABERS Energy tenancy or whole building rating to manage and monitor environmental performance.  To obtain a rating, an Accredited Assessor will need to be engaged to conduct the assessment of your tenancy or building and the rating lodged with and processed by the NSW Office of Environment & Heritage (OEH). Costs inclured for the NABERS Energy rating will be a combination of the:

  • Accredited Assessor's fees and charges;
  • and the NSW Office of Environment & Heritage's certification/ administration fee.

There is no set fee charged by NABERS Accredited Assessors to undertake a NABERS Energy rating. The cost of a rating will depend on the size of your tenancy and the time and difficulty involved in gathering the appropriate data.  As a rough guide, if your tenancy is around 1,500 sqm you should expect to pay between $1,000 - $4,000. However, as with any other product or service, compare quotes before selecting an Assessor.

Note that all CitySwitch Signatories are entitled to a discount on the certification fee component of the rating cost. This fee is charged by OEH to certify the rating.

OEH administration fee discount

As part of OEH's significant commitment and support to CitySwitch, the administration fee charged for ratings carried out by or on behalf of Signatories has been significantly reduced.

Under the arrangement all CitySwitch Signatories are eligible to claim a 50 per cent discount on the OEH administration fee, a saving of $566 including GST.

As of 1 July 2014, CitySwitch Signatories with tenancies under 1000m2 can no longer claim both the CitySwitch Signatory 50 per cent discount and the NABERS Small Tenancy 50 per cent discount for offices under 1000 sqm on the NABERS rating administration fee.

Using projections of ratings for the national program, OEH's support for the advancement of tenant energy efficiency through CitySwitch represents an in-kind funding of over $165,000.

Save on the cost of your rating

  • Apply for local council financial assistance towards the cost of your NABERS Energy rating - in some cases this will cover the full rating.
  • Compare quotes before selecting an assessor - there is no set fee for a NABERS Energy rating as every tenancy is different so costs will vary
  • Ensure all rating information is available at the time of the assessment - costs will increase if the assessor needs to locate missing information such as energy bills
  • Avoid unnecessary site visits - costs may increase if an assessor needs to make multiple visits to your tenancy
  • Note that subsequent costs of an assessment should be lower following the initial rating provided the same Assessor is engaged
